Lithko was chosen to partner with North Star Construction Management to complete foundations, slab on grade, and site work. This distribution center is unique to this location based on its size and features.
To overcome the unique challenges of the project, during our original Customer Plan Presentation, Lithko developed a schedule with means and methods that helped to expedite both its scope of work and other subcontractors on site. An example is the installation of new footings and slab where the condition of 600,000 square feet of existing slab was to remain from the previous building. In lieu of conventional anchor bolts and leveling plates, our experienced operations team suggested the use of column sleeves to facilitate structural steel erection prior to footing backfill and sub-slab infill at each column. Additionally, to save cost and time, in lieu of removing the existing slab on grade, Lithko recommended the construction of an un-bonded steel fiber reinforced overlay.
Perhaps the biggest challenge for Lithko will be the fit up for the tenant who leased the space half way through the project. The scope of work includes an additional 300 columns to support a 750,000 SF mezzanine. As these additions come after the precast walls, steel framing and roof having already been completed, the foundations and mezzanine will be constructed within an enclosed space. Foundations will be completed with 24 hour construction phasing to expedite structural steel erection and decking. The slabs on grade will be coordinated and placed prior to the installation of the mezzanine columns to ensure strict Fl an Ff tolerances are met. While concrete for the mezzanine will be placed utilizing the louver openings in the wall panels to pump the deck.
