Van Alen Residential
Located on the southside of downtown Durham, next to the Bulls Stadium, sits the mixed-use Van Alen project. Our Raleigh team is working on both phases of this project and completed phase 1, which includes both low and high-rise buildings for the residential portion. For the low-rise we installed 2 levels of parking deck beneath the podium slab, each 90,000 square feet (5 placements) of slab per level. The high-rise scope included 12 levels of cast in place structure, 12,000 square feet (2 placements) of slab per level. Additionally, we have all the site concrete for the entire project.
Building two structures on the same site simultaneously requires extremely detailed coordination. Our team did an exceptional job organizing and communicating their pour schedules to ensure each building received the correct concrete mix on schedule. Our laydown space was also very limited. Accurate daily planning helped us anticipate the upcoming work and the availability of area to stage materials.
We placed the first level of the low-rise slab on grade during the very wet spring/summer season. To ensure we achieved the contract schedule, our team worked efficiently and around the delays. The high-rise build occurred during the winter, so we utilized heating/tarping methods for the protection of the slabs.
We selected the Peri GridFlex to accommodate all the drops and slab elevation changes on the low-rise building. We utilized Peri Skytables to construct the elevated slabs in the high-rise. As the levels became typical, we were able to develop a streamlined formwork cycle, decreasing our forming time. As a result, we topped out the structure two months ahead of contract schedule!
