Building Information Modeling at Lithko Contracting
June 27, 2025

Building Information Modeling (BIM) significantly aids our Lithko field teams by providing a visual representation of the project. This visualization helps in identifying potential issues before they arise in the field, ensuring that the team is well-prepared to execute the project efficiently. For instance, accurate BIM models allow teams to foresee and resolve conflicts related to elevations and structural elements, delivering an accurate up to date model before formwork begins.
Field teams generally find BIM models extremely useful, especially for complex jobs. They appreciate the ability to visualize the project and solve problems before they occur on-site. A notable recent example is a large, cast-in-place structure with multiple varying slopes. The BIM model was used to visually communicate the proposed construction to the design team, aiding in formwork planning and sequencing. It was also converted into a 3D-printed mock-up to ensure proper coordination with other trades involved in the project.

BIM enhances coordination by integrating various design elements from structural, architectural, civil and other relevant design drawings into a single model. This comprehensive approach ensures that all trades are aligned, reducing the likelihood of conflicts and miscommunications. General contractors value this coordination as it demonstrates technological advancement and a commitment to delivering well-coordinated projects. This is extremely valuable for data centers. Our team utilized BIM modeling to coordinate with other subcontractors on a large data center campus. This was the 5th building in the series, and the project was largely pre-packaged, requiring coordination efforts to ensure execution.
The use of BIM was essential in a recent large manufacturing project, enabling the precise placement of mechanical, electrical, plumbing and owner-sub openings during the tilt up wall construction. This eliminated post-pour modifications and improved project efficiency.

Collaboration with field teams involves regular communication and training using the BIM models. The models are shared via user-friendly platforms, and field teams are guided on how to navigate and utilize the models for dimensions, geometry, and quantities. In a recent industrial warehouse project, BIM modeling played a vital role in communicating complex details to the crew, especially where language barriers existed. Visuals from the model supported planning for scaffolding, sequencing, and critical structure components.
The primary tools used at Lithko are Revit for modeling, and Trimble Connect for sharing models with the field teams. REVIT is preferred by Lithko due to its ease of use and alignment with design teams’ tools, while Trimble Connect is chosen for its accessibility and user-friendly interface. Currently, we are leveraging REVIT’s code to create concrete construction-specific tools directly from the BIM model, enhancing project execution precision and efficiency.
Ensuring model accuracy involves double-checking the model, managing information flow, and maintaining a log of RFIs that affect the model. Regular updates and communication with project teams are crucial to keep the model current and accurate, reflecting any changes or new information. On a complex rail manufacturing project, 3D models were instrumental in reducing confusion by condensing complex multi-sheet information into visual representations for field crews.
BIM will serve as the single source of truth for project coordination. As buildings become more complex, the reliance on BIM for accurate and efficient construction will grow, making it an essential tool for saving time and money while enhancing project accuracy. We will continue to utilize and advance our BIM technology for estimating formwork, detailing, and virtual design and construction.
