Ballantyne, situated on the southern edge of Charlotte adjacent to the South Carolina border, is undergoing significant development as part of the Ballantyne Reimagined project approved by the city of Charlotte in early 2020. Once completed in two phases, the project will also integrate the blue-line light rail, extending it to Ballantyne with three stops, enhancing connectivity in the area.

Our Charlotte BURG secured a portion of the Ballantyne Reimagined project’s first phase, undertaking the construction of Block A, a 356-unit housing complex that commenced groundbreaking in March 2023. The scope of work encompasses 27 levels of elevated deck with a penthouse roof for the tower portion, followed by three levels of elevated deck for the podium portion. An additional five levels of wood structure wrap around the pre-cast garage, erected by others. Critical activities include structural foundations, columns, retaining walls, core walls, slab on grade, and self-supporting cast-in-place stairs.

Planning each phase meticulously and aligning the right teams with each operation were essential strategies adopted by our team. Collaborating with reliable suppliers also proved instrumental in overcoming the challenges encountered during project execution. These challenges included the need for high-strength concrete ranging from 5,000 to 12,000 PSI, Y-type columns necessitating computerized numerical control (CNC) fabrication, sloping columns throughout the tower, and an aggressive schedule for the tower portion with a 34-week deadline to top-out.

To ensure effective management of project details and avoid conflicts, our team implemented daily planning processes. This involved morning huddles on the top floor of the precast garage, aligning field leads with daily operations, followed by afternoon project team meetings to review the next day’s specific work areas and address potential constraints, thereby ensuring the continuity of critical path activities.

Despite the numerous challenges, including sloping, rotating, and Y-type columns, our team navigated through the project’s obstacles with resilience and determination.
