The Novus

The Novus is a 27-story mixed-use and multifamily high-rise in downtown Durham featuring luxury condominiums, apartments, retail space, and 29 stories of elevated post-tension concrete slabs. Lithko’s scope included foundations, grade beams, columns, slab-on-grade, and complex PT deck construction.

Key structural features include a 12-foot cantilevered slab, a cast-in-place rooftop pool vault, and an accelerated six-day floor cycle. Utilizing advanced PERI Skytable and self-climbing formwork systems, the team minimized crane dependency and maintained productivity within the constrained urban site.

Through detailed logistics planning, off-site reinforcement prefabrication, and strategic material coordination, Lithko successfully executed this complex urban high-rise concrete construction project.
