Ascent Gulch Nashville
Lithko’s Nashville BURG is constructing a 17-story cast in place turnkey project consisting of 11 levels of apartments and 5 levels of parking garage in the Gulch area of Nashville with Greystar. Additionally, there is an amenity level (level 6) with a fitness center, pool, and spa. Level 6 has multiple slab elevations, depressions, planter walls as well which presented several challenges for our team. The project is approximately 35,000 square feet per floor from levels 1-6 and 25,000 square feet per floor from levels 7-17, totaling 514,000 square feet.
The project is surrounded by active city streets on all four sides. The presence of existing businesses and hotel operations nearby, requires that we keep all concrete pours between the hours of 4 pm to 9:30 pm. To add to the complexity, there is only one tower crane on site, limited laydown space, requiring close coordination with other trades.
The ramp from ground floor to level two has a 20% slope, which has been challenging to form, reinforce, and pour concrete due to the steepness.
On level 3, the team converted all the Alshor loose frame material into Alshor truss tables, with some tables as long as 60’.
Our team did extensive planning upfront, phase by phase, to ensure an accurate road map for the execution of this project. In addition to the upfront planning, our team conducts weekly status updates which include schedule lookaheads, manpower needs, job cost review, and the re-planning of each phase as necessary. We plan to top out on 12/21/2020, 2 weeks ahead of schedule.
