Ballantyne Tower
The 16-story tower and 5-story low-rise building are part of a new apartment community in the Ballantyne Corporate Park area. Lithko’s Charlotte BURG’s scope includes footings, walls, slab on grade, and podium for the low-rise structure. The high-rise portion is a 16-story cast-in-place concrete frame containing columns, walls, and PT slabs.
This project is unique as it borders another Lithko project, the Northwood 7C office tower and parking deck. Various elements of each structure tie into one another and sequencing was important to allow other key subs to complete their work while ensuring Lithko’s work had consistent flow. In order to get the framing contractor started, our team leveraged an early window and completed the slab on grade areas in the low-rise ahead of the original schedule, before pre-cast erection started in the adjacent site. This allowed the framer to start immediately after the conclusion of the erection of the deck.
Another unique challenge to this project was the Charlotte BURG had multiple large structural projects building simultaneously. This required some crews to work on decking that are not typically assigned to this scope of work. The project team along with a key field lead, worked hard to train and develop a crew that typically does on grade and foundation work to help construct the decks. Key crews worked in multiple phases of work (cores and decks) simultaneously in order to ensure we maintained the project schedule until a decking crew freed up from another tower project.
The approach of maintaining crew flexibility and doing whatever it takes was critical to the success of this tower. We topped out 2 months ahead of schedule on 10/08/2020!
