Kannapolis Demonstration Project

The Lithko Charlotte BURG started construction on the $7.2 million demonstration project downtown in June 2019, which includes apartments, retail space, and a parking deck. Our scope is comprised of foundations, walls, columns, parking level and podium slabs. Additionally, we are installing the sitework; cast in place stairs, sidewalks, and traffic islands.

In the design phase, our team presented an alternative option to the traditional foundations in the scope. We worked with Tendon Systems and the Engineer of Record and proposed one large, 16” thick post tension foundation. This allowed critical path items to be completed sooner, removing weeks off the project schedule. Our customer agreed to the benefits of this approach and when it came to execution, we had placed 1 of the 4 major pours for the mat foundation in our first week in a half. This gave us 20,000 square feet of working slab. By the third week, we had 4 vertical crews on the job, which shaved three weeks of time off the original schedule.

Additionally, our team spent some time in the planning phase for the mat foundation pours. Due to the thickness and the mass concrete in different areas, our placement methods changed throughout this phase of work to avoid cold joints.

Currently, the vertical work is complete and we are progressing forward with the podium decks.
