The Hotel at Marion Square
The Hotel at Marion Square is a full service hotel located at the former Charleston County library site, which was the previous site of the Citadel’s barracks. The new full service hotel will include 185 luxury rooms, a ballroom, pool, bar, rooftop terrace, and an underground parking deck. Lithko was awarded the turnkey cast in place 9 story structure, including the basement for the parking deck.
Along with the historical site and vicinity to the park, the basement elevation was 15 feet below the water table, with the lowest excavation of 25 feet to the bottom. The day the mass excavation for the basement was complete, a 1,000 year flood event occurred and it rained 24 inches of water in 3 days. A relatively new steel sheet pile system, which acts as the structural wall and waterproofing, was used in lieu of cast in place walls. Due to the success of the new wall system, local architects, designers, and developers toured the project wanting to learn more and be able to use this system more frequently in Charleston.
The success of the project has been a result of our detailed project planning processes. Due to the strength of our logistics plan, Balfour Beatty utilized the same plan for the overall project.
