The Uncommon (1400 North High)
The new mixed use development sits on the old Dollar Tree site on North High St. It will include 5-story apartments on top of retail and 2 levels of underground parking. The project will target both students and young professionals working in the downtown area. Elford selected our team to provide the total concrete package.
Right from the start, this project had its challenges. 25-foot one sided walls, foundations were in rock, access issues, excessive rain…. just to name a few. Our project team got through each one by utilizing our Project Execution Process.
To combat the tight site and access issues, our team rented a 110-ton truck crane to fly excavators and forklifts in and out of the job site. Due to having access to only one lane on High Street, we had to plan and accurately coordinate deliveries daily. We scheduled all pours early in the morning to avoid the heavy downtown traffic.
A transfer slab was installed, including a pool deck. This took 4 placements and 2,000 cubic yards of concrete. Layout was very complex in the decks due to the various elevation changes.
Even with 12 inches of rain in July and being 30 feet underground, our team had a successful outcome due to the constant communication with Elford. We planned and coordinated daily with our vendors on the logistics, pump placements, and deliveries.
